Open vs covered the key line
- An open pergola (a frame with no solid roof) is a lighter-touch structure and is generally handled more simply.
- A covered pergola or veranda roof anything that creates a solid roofed space needs to be checked against the regulations and, in most cases, submitted for approval. A roofed structure can count towards coverage and building limits, so it isn’t a “just put it up” job. It is often processed under the Exemption Order (Κ.Δ.Π. 384/2022), which still requires a designer to prepare and submit it. The practical point: don’t assume “it’s only a pergola.” A covered one crosses into territory where compliance matters, and getting it confirmed by your designer beforehand avoids an enforcement problem later.
Why the roof changes things
Once a structure has a solid roof, it starts to behave like built floor area it can affect your plot’s coverage, boundary distances and, if enclosed, even the building coefficient. That’s why the covered version is scrutinised while an open frame usually isn’t. If you later enclose the sides, the picture changes again.
