What we do

Design, engineering, permits and supervision — handled by one team in Larnaca since 1985.

Most practices draw. We draw, we get it approved, and we stay on site until it is finished. That is the whole point of having architects and engineers in the same office.

Architectural Design

From the first sketch to the drawings that get approved — designed to what the plot allows.

See the building before it exists — for deciding, and for showing a bank or a buyer what is coming.

Planning & Building Permits in Cyprus

Two consents, in that order. Planning permission decides what may be built on your plot. The building permit decides how it gets built. They are separate approvals and the second cannot start until the first is settled.

Since 1 July 2024 both are issued by your district’s local government organisation — the EOA — not the municipality, and applications are filed electronically through the government’s IPPODAMOS platform.

We prepare and submit both, handle change-of-use applications, and manage the approvals with the authority from start to finish. Most of the delays we see began with someone treating the two consents as one step.

The building, developed with you and drawn to what the consents will allow.

Permits

Planning permission first, then the building permit. Prepared, filed and chased by us.

Construction & supervision

Our engineers on site, checking the build against the approved plans, through to the certificate of approval.
