Architects in Nicosia — Our Projects

From our base in Larnaca, Christos Christou Architecture Studio has designed and delivered projects across Cyprus since 1985, and the capital is no exception. Below is a selection of our work in the Nicosia district: private homes, apartment buildings and commercial developments, each taken from first sketch through permits to completed construction by our own architects and engineers.

Permits in Nicosia follow the island-wide two-step structure: planning permission first, then the building permit, and since the local government reform of 1 July 2024, both are issued by the Nicosia District Local Government Organisation (ΕΟΑ Λευκωσίας). Applications are no longer filed on paper: everything goes through the government’s electronic ΙΠΠΟΔΑΜΟΣ platform, which means our team runs the complete licensing process for a Nicosia plot the same way we do for one in Larnaca: zoning check, submission, approvals, and the certificate at the end.
