A pool is a permitted structure, not a garden feature
A pool is treated as a structure on your plot, so it needs to be designed by a professional, submitted through ΙΠΠΟΔΑΜΟΣ, and approved before construction like any other build. The application is prepared by a licensed architect or civil engineer.
The rules that shape where the pool can go
- Distance from boundaries. A pool has to sit a set distance from your plot boundaries. Typical standard conditions require the pool to be kept back from the boundaries (commonly in the order of 1.50 m to a side boundary and more to the road frontage); the exact figures are set as conditions of the permit. Your designer confirms them for your plot. (Standard-condition distances derive from the Department’s typical planning conditions; confirm the current figures.)
- Geological suitability. If your plot falls in a Geological Zone 2, a geological/geotechnical study is generally required for a pool (as it is for a basement or upper storeys). This is a real cost and time factor worth checking early, and it’s one of the reasons a pool isn’t a same-week job.
- Retaining and level changes. Pools on sloping plots often need retaining works, which have their own height limits and add engineering.
Process, in brief
Design → submit via ΙΠΠΟΔΑΜΟΣ → approval with conditions → build. In the Larnaca district, the authority is the ΕΟΑ Λάρνακας. If the pool is part of a wider project (a new house, say), it’s usually rolled into that application rather than permitted separately.
