Yes, from start to finish. We prepare and submit your planning permission (Πολεοδομική Άδεια) and building permit (Άδεια Οικοδομής) through the government's ΙΠΠΟΔΑΜΟΣ system and manage the approvals with the relevant authority. In the Larnaca district, that authority has been the ΕΟΑ Λάρνακας since 1 July 2024.

Planning permission approves the development in principle, the use, location, and size. The building permit approves the detailed design and authorises construction to begin. You need both, and planning permission comes first.

Yes, and we strongly recommend it. We run a pre-purchase feasibility check on the zone, the net buildable area after road-widening and cessions, and any overlays that could restrict you Special Character Area, geological zones, airport-area provisions, servitudes. It costs far less than discovering the limits after you've bought.

Usually, yes. Most works count as "development" and need permission. A fence, for example, still needs a building permit. "Exempt from planning permission" does not mean "no permit at all." If it's genuinely unclear, we can file a formal determination with the authority.

It depends on the route. Qualifying projects can use fast-track procedures with defined deadlines; a conventional planning application has an examination target of around three months, while a conventional building permit has no fixed statutory timeframe. Often the missing step is the Certificate of Approval (Πιστοποιητικό Έγκρισης), which the Land Registry needs before it can issue titles. We identify exactly what's blocking your title and handle the route to resolving it.
